Arada awards AED322 million contract to build 920 homes at fast-growing Sharjah megaproject Aljada

  • Al-Kharafi picks up key contract to build eight Tiraz apartment blocks
  • Work to begin immediately with completion scheduled for Q2 2024
  • Buildings are located in the Naseej District creative community at Aljada

Arada has awarded a major contract to build eight premium apartment buildings in Aljada, the AED24 billion lifestyle megaproject in New Sharjah. The eight Tiraz buildings form part of Naseej District, the new creative neighbourhood at Aljada, and together contain 920 homes.

Valued at AED322 million, the contract was won by Mohammed Abdulmohsen Al-Kharafi & Sons (Al-Kharafi), a reputable Kuwaiti contractor with nearly 70 years’ experience in the regional construction industry, which has worked with Arada previously on the Nasma Residences project. Work on the Tiraz buildings will start immediately and construction is scheduled to take 18 months to complete.

Featuring a range of studios, one-bedroom and two-bedroom apartments, the Tiraz buildings overlook open courtyards and garden spaces. Smart home features come as standard at all Tiraz apartments, and residents can also enjoy exclusive access to a health club, two swimming pools, children’s play areas and a family barbecue space.

Future construction contracts to be awarded at the Naseej District include deals for the Vida Aljada hotel, residences and serviced apartments complex, the five Sokoon buildings and the Naseej District Museum. All of these contracts will be awarded in 2022. 

Ahmed Alkhoshaibi, CEO of Arada, said: “This award to Al-Kharafi shows our continued commitment to delivering high-quality homes at Aljada, which is increasingly becoming one of the region’s most active jobsites with 6,000 units currently under construction.

“The coming year will be transformational for Aljada, with substantial retail, education, F&B and entertainment assets all nearing completion, alongside thousands of new homes, which will see the community’s population rising significantly as a result.” 

Several key components of the Aljada master plan are scheduled to be completed this year, including the third and fourth Misk Apartments buildings, which will be finished in March, and the second and final phase of the SABIS® International School – Aljada (SIS-Aljada) which will open in August.

Arada will also complete the East Village complex of 16 apartment blocks, the Nest student housing community consisting of 12 apartment blocks and the second Sarab villa community at Aljada by the end of 2022.

In 2021, Arada completed 1,200 homes at Aljada, including 12 apartment blocks and the first Sarab villa community, as well as the first phase of SIS-Aljada. Spread over a 24 million square foot area, Aljada is Sharjah’s largest ever project and a transformational destination for the Emirate. Aljada contains numerous residential districts, as well as extensive retail, hospitality, entertainment, sporting, educational, healthcare components and a business park, all set within a green urban master plan.
