“I joined ARADA in January, and immediately started working closely with our CEO. We began addressing and establishing rules and principles, and I think we were quite successful because of that. The design of Nasma Residences took four months, and we’re already in the sales process. It usually takes longer than four months to complete a masterplan, but we worked hard and I’m proud of the fact that we came up with all the plans and documents in such a short period of time,” says Elie Mrad, head of Architecture at ARADA.

“It’s a nice challenge to work on a residential development in Sharjah. It’s the first project of this type for me, and I tried to deliver a contemporary community by addressing all the requirements that were made by the customer and developer. It was challenging and fulfilling to achieve the design intent,” Mrad says with a smile.

In his recent interview with Al Ittihad following the launch of the Phase 2 of Nasma Residences, HE Sheikh Sultan bin Ahmed Al Qasimi, Chairman of ARADA, said that Sharjah’s full-year FDI will reach AED 1 billion in 2017, reflecting the solid investment opportunities that Sharjah presents. Sheikh Sultan also mentioned that Nasma Residences is ARADA’s first project launched shortly after the company’s inception thus making the brand hallmark one of reliability and trust, adding that the second phase of Nasma Residences was sold out ahead of schedule after unprecedented buyer demand for the Sharjah residential community.

Looking ahead, HE Sheikh Sultan provided an optimistic outlook for Sharjah’s real estate sector given the robust regulatory framework, investor interest, and projects currently underway. In particular, he highlighted the important step that the government took by passing a law to open the door for expats of all nationalities to own property in certain highly desirable areas in the emirate. As such, the developer will move forward with its plans encouraged by expanding demand and investor appetite for residential developments targeted at the mid-market segment.

ARADA, a UAE-based developer, will launch the second phase of Nasma Residences after the first phase sold out ahead of schedule. The new phase will include five-bedroom signature villa, adding to the two and three bedroom townhouses, and four bedroom semi-detached villas already on offer. With phase one scheduled for completion in late 2018, Nasma Residences will feature a total of over 800 villas and townhouses, delivered over four phases. The developer will commence construction on 6,500 square feet community’s shopping centre, Nasma Square, in July.

ARADA’s chairman Sheikh Sultan bin Ahmed Al Qasimi, said: “We are delighted to see strong interest from end users in Nasma Residences. This is confirmation not only of the community’s excellent location and product choice, but also of the outstanding amenities that our residents will be able to enjoy once Nasma Residences is complete. We also see this as a strong indication of investor confidence in Sharjah itself, largely thanks to the government’s efforts to encourage more urban communities with large green spaces.”

In a sign that development of further amenities at Nasma Residences is taking place alongside home sales, ARADA has also confirmed that construction on the community’s shopping center, Nasma Square, will begin in July. Construction Week: A sense of community

The long-standing relationship enjoyed by KBW Investments and Basma Group has enabled Nasma Residences to get off to a flying start. “The project’s infrastructure has already been completed,” says AlKhoshaibi. “Basma Group has several companies, one of which specialises in infrastructure. This company took on the work, which was great because, typically, most project delays stem from [problems during the infrastructure stage]. It meant that there was no risk in this respect. “Nasma Residences now has beautiful roads; the asphalt is there, the paint is on, and the streetlights are up. If you go to other [regional projects,] you’ll often find that the [residential units] are finished but there are no roads. We wanted to finish the infrastructure first because this will make things a lot easier for the contractors.” The decision to complete Nasma Residences’ infrastructure at the earliest possible stage seems particularly sensible within the context of Arada’s aggressive development timeline.

For one, his company has just announced a cluster of 800 villas and townhouses in a new self-sustained community – the Dh1.5 billion Nasma Residences, next to Tilal City – a project being developed under his close supervision.

A newly created joint venture — named ARADA — will develop freehold residential communities in Sharjah and thus try and fill a major gap that exists in the emirate’s real estate space. The promoters of the new entity are Saudi Arabia’s Prince Khaled bin Alwaleed bin Talal Alsaud, founding Chairman of KBW Investments, and the Sharjah’s Basma Group led by Sheikh Sultan bin Ahmed Al Qasimi.

Arada’s development focus for the time being will be on “accessible” residential options, Prince Khaled said. It will target “those looking to invest properties that offer tremendous end-user value,” he added. “Looking ahead, we will stay committed to playing a pivotal role in supporting the government’s mandate and efforts to promote the sustainable cultural and environmental principles of Sharjah … in both emerging and new locations. “In the immediate period following the launch, we will be targeting well-connected destinations that boast a strategic location and provide ease of access to residents coming in and going out of Sharjah.” The first project in the company’s portfolio is to be revealed shortly. “The current shortage in urban communities in Sharjah is causing a real and burning demand not only from families residing in Sharjah, but also from others who want to relocate from other emirates in search of a value proposition,” Prince Khaled added.

Sharjah Update: ARADA unveils its first master-planned residential community

ARADA, a new mid-market property developer recently announced by KBW Investments and Basma Group, has launched Nasma Residences, a new master-planned residential community in Sharjah focused on ‘aspirational yet accessible living in an urban setting’. Located at the heart of one of Sharjah’s most dynamic residential and mixed-use residential areas, the company expects to complete the 5 million square foot development by the end of 2018.

Sales for the more than 800 contemporary residential properties will begin on March 21st, with availability being extended to Emiratis, GCC nationals and UAE expatriates, as per Sharjah’s 2014 property law. The updated property laws allow foreign expatriates living in the United Arab Emirates to acquire Sharjah property in designated zones via 100 year leasehold agreements.
